Rodent Garage Door Damage? Insurance Won’t Help!

Think of the last time your home or business was attacked by a deer or a bear? Odds are, it never happened. But if it had, the damage caused would’ve probably been covered by homeowners or renters’ insurance.

According to Progressive Insurance, “damage caused by mice and rat infestations is generally not covered by your home insurance policy. Like squirrels, these small critters tend to take up residence and gradually grow in numbers over a long period of time, so your insurer considers the damage preventable and expects you to take necessary steps to eliminate infestations before they cause damage to your home.”

That says a lot! So, the most likely animals to cause damage to your dwelling – mice or rats or even squirrels – will also cause you to pay for these issues out of pocket. What this really boils down to is one thing: prevention is everything.

Dr. Bobby Corrigan is a true expert when it comes to rodent control – he’s published more than 160 articles and is in the Pest Management Hall of Fame. He says protecting doors is the key.

“Doors of course come in different shapes and sizes we’ll have double doors in commercial accounts and in office buildings and hotels and even if we correctly seal them, we don’t often seal between the doors, that thing called the astragal gap. And because of that rodents come in sometimes just at will.

“For the PMPs they have to if they’re a reputable company proceed down the path of Integrated Pest Management (IPM),” he says. “And the reason IPM is the kindergarten level of pest control is because it combines all the good things. First you inspect to see, can you build them out? So, you’re doing inspections so that you can see are all the doors correctly sealed, do they have something as a pest excluder device. Check the all the doors, check the holes, check the penetrations. I always advise them if they’re not sealed you should offer to seal them. Do it for them, it’s a great service. So that’s the thing, keeping rodents out.”

Why In Many Areas is Rodent Season Just Starting?

When you think about rodents you typically don’t think about season. Mice are certainly present in spring, summer, and fall – and in winter they spend considerable time indoors, as well. But in pest control the “rodent season” refers to the time when mice and rats are trying to find indoor shelter, i.e. most of winter.

During winter, mice will find entry points into a home or business to gain shelter, typically in wall voids, attics, or crawl spaces. Rats will find their spots too, sometimes in attics, chimneys, walls, and other locations.

Each mouse can have up to 60 babies per year and rats up to 24, according to Victor Pest Control. This means an infestation can be a problem that cannot be resolved. Even if they don’t gain entry into a home, rodents will forage and create a stockpile of food near their shelter under wood, in a shed, etc.

One of the most common forms of pest control that is overlooked at times is exclusion. Mice and rats can squeeze into a home, restaurant, commercial facility through the smallest hole under or on the side of a doorway.

Electronic Rodent Monitoring and Exclusion

Electronic Rodent Monitoring (ERM) systems have become an integrated part of the pest control industry, offering new features and tools that provide tremendous benefits to both PMPs and end users.

The key to avoiding a rat or mouse infestation is prevention. All facility managers and quality assurance (QA) professionals look underneath, around, behind and on top of everything in their facility to ensure there are no rats, and no openings for rats to enter. And PMPs serving these facilities do this by inspecting under all machinery and in the smallest, tightest areas in a facility.

Because rodent stations essentially become electronic devices with 24/7 monitoring, a technician doesn’t need to tour the entire facility to find out where problem issues exist. In addition, by knowing the problem areas already the PMP is spending less on labor and call backs.

Garage Door Entry Points for Rodents and How to Limit Them

One thing to consider when protecting your home from rodents – mice in particular in residential situations – is the fact that many people overlook preventing them from entering through the garage.

It’s common knowledge that mice are incredible “chewers.” They are great at gnawing at everything from insulation to wiring to light metals like aluminum, and much more. Garage doors usually made of wood, glass, fiberglass, aluminum, or a combination. Mice can chew through wood, plastic, vinyl, plastic, and aluminum or fiberglass.

So, protection needs to be good if not great to prevent mice infestations. Entry points are the most immediate concern – being able to stop them from getting in is the best form of control.

Garage entry points can be like normal doors, with holes at the bottom allowing mice or rats underneath and through the size of a dime or quarter. But garage doors because of their weight pushing down, have an added form of protection as the door is typically forced heavily against the ground.
